Establish Project Budget and Schedule


Project Budget
ADVENTpds will work with the client and an outside cost consultant (if necessary) to formulate a detailed project budget based on preliminary program information. The budget is used to guide the remainder of the project through the four different stages of the design process (conceptual, schematic, design development, and construction documents). The project budget includes:
  • Hard Costs (e.g. demolition, site improvements, general construction, etc.);
  • Soft Costs (e.g., design fees, financing costs, legal fees, utility fees, special taxes, leasing commissions, etc.);
  • Furniture Fixture and Equipment Costs (FF&E);
  • Hard Cost Contingency (design and construction); and
  • Soft Cost Contingency
Project Schedule
A project schedule is also formulated, defining milestones for the design and construction activities including:
  • Programming
  • Conceptual Design
  • Schematic Design
  • Entitlements
  • Design Development
  • Construction Documents
  • Bidding and Negotiation
  • Site Work/Grading/Utilities
  • Phased Building Construction
  • Installation of Building Systems
  • Delivery and Receipt of Operating Supplies
  • Punch List & Commissioning
  • Furniture, Fixtures and Equipment procurement and installation
The project schedule (a detailed CPM Schedule) is constantly updated as the design evolves through each stage and other predevelopment activities are completed.
