![]() Manage Construction PhaseInformation Management The construction phase requires specific tracking and documentation tools to properly manage clarifications and potential changes in the work. The tools used to manage this process are as follows:
Prior to construction, review the construction staging and traffic plan, as prepared by the general contractor, considering factors such as:
Early in the design process, initiate meetings with the code officials to learn of all regulatory requirements and any special issues or concerns that may apply to the project. Materials Testing Coordination< /I> Technical quality control and testing of material, such as concrete, soils or structural steel will be coordinated on-site. Monitor results and assist in resolution of any quality issues affecting the project. Architect And Consultant Site Inspections Design consultant site inspection will be scheduled and coordinated resulting in site observation reports and pay request approvals. Quality Assurance In conjunction with the general contractor's programs, a construction quality program will be implemented. The quality assurance program includes the following elements:
Monitor the general contractor's construction safety program. This program will be reviewed regularly during the project and enforced by all parties. Construction Scheduling Once the general contractor's overall project schedule (OPS) has been established, monitor this schedule continually and oversee recovery schedules as needed. Cost Management Prepare cash flow projections, analyze appropriate proposals, review contractor billings, maintain job cost records and prepare project cost projections. Monthly Invoicing A comprehensive monthly project billing will be assembled and forwarded to the owner. Design consultants, contractors, FF&E and other appropriate invoicing will be reviewed for correctness and processed accordingly for payment. Change Orders And Claims Management Whether due to owner requested changes or due to unforeseeable and unavoidable conditions, the need for review of contractor pricing during construction is often required.
