Manage Budget


Once the Project Budget is established and agreed upon, it is ADVENTpds' responsibility to assure budget compliance. This is achieved by:
  1. On-going Cost Estimating Throughout the Design Stages
    At the end of each design stage (Conceptual, Schematic, Design Development and Construction Documents), a comprehensive construction estimate and updated Project Budget is prepared using pricing information from the general contractor. Intermediate estimates are also conducted on alternative building systems. This results in a constant checking of the evolving design vs. the project budget, which allows problems to be addressed while there is still time to adjust the design or the budget.
  2. Value Engineering
    Value Engineering is a systematic approach to maximizing the cost/benefit impact of every dollar invested in the Project. We will conduct an aggressive value-analysis program particularly emphasizing areas of high cost and those negatively impacting the construction schedule. The evaluation process incorporates cost/benefits analysis and evaluation of aesthetic, construction, maintenance and operational considerations relative to labor and material availability and effect on project schedule.
  3. Document Review
    The best defense against change orders is a complete and well-defined set of design documents, before project plans and specifications go out for bidding. ADVENTpds reviews the design documents to minimize these "gaps" in the drawings.
  4. Competitive Bidding
    A minimum of three bidders is required for all trades; however, all too often architects can specify "proprietary" products which only one provider can supply. This eliminates competition in the buying process. We will challenge the project team to include multiple suppliers for every specified product.
  5. Change Order Evaluation and Negotiation
    ADVENTpds first verifies that a requested change was not already included in the contract documents (which all too often is the case) and then verifies the requested change amount is reasonable for the work performed.
  6. Proactive Cost Reporting
    The Anticipated Cost Report provides a tool for anticipating budget challenges on the Project. These areas of concern are highlighted while there is still time to change direction.
These last three steps of managing the project team, the project schedule and the project budget continue through the entire development process, including turnover. Our belief is that a project is not complete until the client is satisfied. Only then is our job complete.

We have found when the development of a project follows the approach outlined above, it results in the delivery of a project which meets the client's objectives and provides a product with the greatest value for the investment.
